Can foreigners own property in Colombia outright?

Yes — foreigners have the same property ownership rights as Colombian citizens, with full title in your own name. You don't need residency, citizenship, or a local partner. You do need a passport and, for most transactions, a properly registered inflow of funds.

Do I have to pay you anything?

No. Our introductions are free for buyers. If a deal closes, the broker pays us a referral fee out of the commission the seller was paying anyway. Your price doesn't change by using us.

Can I get a mortgage as a foreigner?

It's possible but hard: Colombian bank financing for non-residents is limited, slow, and carries high interest rates by US standards. Most foreign buyers pay cash, and some developers offer direct payment plans on pre-construction. Plan around a cash purchase and treat financing as a bonus if it materializes.

Can buying property get me a visa?

Yes — a qualifying real estate investment, properly registered with the central bank, can support a Colombian investment visa. The property must meet a minimum value threshold tied to Colombia's minimum wage. See our investor visa guide for how it works.

How do I know your brokers are actually good?

We vet for three things: real closed transactions with foreign buyers, genuine bilingual ability (not "menu English"), and clean conduct we can verify locally.
